Ready to Sell Your Home? Think Like a Home Buyer First!

Image
Are you ready to sell your home? Don’t just list it without making some preparations first. A few easy touch-ups to your home can go a long way in making a better impression on potential homebuyers. Think like a home buyer. Take a walkthrough of your own home and envision it from the eyes of a potential buyer. You will most likely see things that need repair that you’ve overlooked. Notice any unsightly stains on carpets or walls.  Take notice of any obvious clutter that needs to be straightened up. Also take note of any smells or odors. Your home may have odors that you’ve never noticed before. Make notes as you walk through your home, so you know what you need to work on before listing your home for sale. After you do your home “inspection”, start with a thorough housecleaning. This step will work wonders when potential buyers look at your home. A clean home is an appealing home. Move clutter out of sight. The roomier your home looks, the better! Take notice of the co...

Sell Your Home Early This Year

Image
It’s early in the new year, but one thing is clear.  Early 2018 is a great time to be a seller!  If you plan to sell your home this year and you’re hoping for a quick sale and the most money, you should get your home listed right away. Right now, mortgage rates are relatively low. This is drawing more buyers into the market at this time of year. Mortgage rates should remain relatively low this year, according to experts.  The longer a buyer waits to buy a home, the chance is that he or she may face higher mortgage rates as the year goes on. So now is a great time for them to buy (and for you to sell)! List your home NOW, before mortgage rates begin to rise as the year progresses. Taking a look at the current real estate market, inventory is tight and demand is high. There are more buyers right now than there are available homes for sale. Realtor.com is predicting that inventory will remain tight during the first part of 2018, meaning that if you are planning o...

Stop Paying Rent and Own Your Own Home

Image
Would you like to own the home you’ve always wanted for you and your family? How much are you paying each month in rent? How about each year? And what do you have to show for it? Chances are, you’re paying anywhere from $6,000, $10,000, maybe even more each year in rent. Instead, you could be putting that money into a home that you can call your own. Buying a home means building equity. There’s no equity in paying rent for an apartment. If you have concerns about the path of homeownership, let’s take a closer look. Common concerns include not having enough cash for a down payment, not getting approved for a mortgage, struggling to find a home within your established budget, and having a low credit score and not knowing what to do to improve it. Working with a realtor can help you to navigate through these concerns. You need to know your options. Mortgages and the mortgage process itself can be complicated and confusing. Working with a realtor can help you to work through the p...

In the Market for a New Home? Spot Common Problems that Sellers Try to Hide

The  process of purchasing a home can be complicated. You want to believe that the home seller is being upfront and disclosing everything to you, but unfortunately that may not always be the case.  To be on the safe side, here are some common problems that homeowners may gloss over or “forget” to disclose. Problem neighbors:  Loud dogs, noisy kids, and more…these are all factors that can be a nuisance for a potential buyer.   Homeowners  do  have an obligation to disclose what is considered “neighborhood nuisances” but they don’t always share that info with a potential buyer. If you’re considering a home, take a walk around the neighborhood at different times during the day to get a true picture. Don’t be afraid to make small talk with people you meet in the neighborhood to get a better idea of what living in that area would be like. Water damage: If you see water stains in a home you’re considering, proceed carefully. They are not just unsight...

Work with an Agent and Save Money when Selling!

A common complaint when working with a real estate agent is their commission. Why pay an agent a commission if you can sell your home yourself? You’ll save money, right? Not exactly. People may avoid using a real estate agent because they think it is going to cost them money. In fact, when working with a qualified real estate agent, you get much more in return than what you pay in commission. An agent can alleviate the stress involved with selling your home, save you time and make your cost in selling less expensive. Real estate agents save you money because they know exactly what price you should place on your home. It’s not a guessing game when working with an agent. Agents know the market and know what price you can get on your home, as well as what price will get it to sell quickly and at a profit. If you price your home too low when selling it yourself, you’ll be upset when you find out you are selling it for much less than it is worth. On the flip side, if you price it t...
